Property Background Mr. Farasat Ali has been attempting to sell his land for nearly ten years. Real estate appraisers and multiple developers have consistently indicated that the property is priced above market value. Historically, Mr. Ali has sought approximately $250,000 per acre. Over the years, the land has gone under contract several times, priced between $200,000 and $250,000 per acre for parcels ranging from 1 to 3 acres. Each time, development attempts fell through due to the property’s narrow width and other county related limitations. Most recently, a major furniture manufacturer placed the land under contract for $500,000 for 2 acres ($250,000 per acre). Although their building plans were approved, the project ultimately failed because Fort Bend Water District 2 did not grant utility access due to scarcity in resources. The company subsequently relocated to Cash Road. Given these repeated issues, the property is generally considered suitable only for storage or parking-related uses. Current MAGH Contract MAGH has now placed 1.5 acres of this same land under contract for $450,000, which equals $300,000 per acre. This decision was made under the leadership of current MAGH Trustee Board Member Mr. Joji Joseph, who is also a former MAGH President. The contracted price is notably higher than previous valuations and above-market offers seen over the past decade. Community Concerns Regarding Transparency Members of the community have raised questions about the negotiation process, specifically: Why MAGH agreed to pay $300,000 per acre when the property has repeatedly failed to sell at $200,000–$250,000 per acre. Whether the organization’s best financial interests were protected in this transaction. Reported Sightings In addition, several community members have reported seeing Mr. Joji Joseph and Mr. Farasat Ali together, including at locations such as El Regio in Stafford.
